Lot side electricity is fully functioning at Tamarindo Beach & Ocean Estates!! The management is most happy to announce that over 200 lots have 100% inspected and energized power lines at the road beside their building lots.

The final connection to the Leon power city was performed by DisNorte mid March 2013, energizing adequete electricity for approximately 250 homes. The 3 kilometer Tamarindo beach development site lies ready for individual owners to order a meter, and associated minor electrician work, to prepare for house construction. We have over 6 years labor in this project and have chipped away virtually every day. The total project is 167 power poles covering 8.8 kilometers, of which 138 power poles are on the island and remain a privately owned system. We welcome any purchases of a connection and ask that you contact us to discuss pricing. With completion of this project, we make a major step forward in providing basic services for real estate development including good title, road, electricity, and drinkable water. We continue progressing on the final issue: lot side supply of quality water.
The Tamarindo Beach Electrical Project is 3 kilometers of Primary Power Line with 4 transformers. 3 transformers are 50 kva and supply the home site building lots. One 10 kva transformer supplies the Tamarindo club house site. Pictured above is Transformer #4 on pole #53. A 50 kva transformer that services about 40 building lots on the Pacific Ocean to the right of the picture. Transformer #4 services Tamarindo Beach building lots #29 to #67, approximately. Last month, more than adequete quantity and quality supply of drinkable water was established. Several drilling holes were successful in November 2012, and thus the last variable is solved in the basic services of the 200 acre Tamarindo Beach development site. Surprisingly challenging was this excercise, as we started the analysis in 2007, followed by drilling deep holes in March 2012. After careful analysis of the results and corresponding adjustments in strategy. We started hitting drinkable water in large supply a few months ago. Enough supply for the whole 990 acre island. Given this success, we are now able to place construction contracts to finish up the water supply to the lot side of Tamarindo Beach clients. The schedule is to complete this water project in 2013 and thus provide basic service to any beach front home construction project. |

The lot side electricity service for the Tamarindo Beach site phases 1 and 2 rolls along. The 57 power poles covering our 3 kilometer site are now strung with a high voltage power line capable of carrying 25,000 volts and inspected by Disnorte. This phase also includes installing the pole hardware and grounding of each pole. Lot side electricity is close, and we welcome house construction plans. Once again, this is a private power system. Several homes are being constructed on the island now, and we are selling electrical connections to developments and to individual owners. Of the 139 poles on the island of 990 acres, Tamarindo Beach owns each concrete electrical pole, either wholly or partially. We wish to recover our investment and welcome all offers to connect to electricity. The first picture is poles #42, 43, 44, 45,46, 47, 48 on the Tamarindo Phase 1 site. The below picture is poles #19, 18, 17, 16, 15, 14 on the Tamarindo Phase 2 site.

Las Marimbas is a small farming community approximately 35% of the 9 km distance along the road from the paved Pan American Highway to the Pacific Ocean coastal road that houses the Tamarindo Beach development site. It is a reasonable quality dirt road that takes about 29 minutes to drive. At about kilometer 6 sits a small, poorly funded, 2 room school house that has about 21 children from the local farming area. As usual, these Nicaraguan children are all smiles and laughs. This is the center of the local community and is at a 4 road junction that has the school and no more. From this point over the last 8 years, we have built an alternative higher/dryer road, added 167 power poles, fenced farms, added culverts, and worked on fresh water supply. All at our own expense and to the benefit of this community. This school is woefully underfunded and we would like to assist this school and see it become prosperous. It is our belief that assisting the community is nothing but good for all. My understanding of the situation is that the teachers hardly get paid and do the service for love. They are often out of the basic materials such as paper, pencils and markers. They are able to open 2-3 days a week and not the other days for lack of $200 per month. Simple to solve it seems, but not so for this poor community. Our interaction over 8 years with the community leaders has been only courteous and with integrity. I delivered rice, beans, cookies, and chocolates in the last project review trip in October 2012. As you can see, it is well received. I mentioned to the School Director that I will ask North Americans to assist his efforts and he was stunned that this was possible. As Tamarindo Beach gains traction, we will certainly help this community in every way to prosper. However, the need is great. If you feel an inclination to assist, please advise. October 9 2012 saw DisNorte formally approve the inspection of the 57 new concrete power poles stretching 3 kilometers (1.8 miles) along the Tamarindo Beach private property, along the beautiful Pacific Coast. These poles are now approved for connection to the existing 110 poles and live 25,000 volt service at the gate of Tamarindo Beach. The crew pictured has been working at a good clip the last 2 months and the quality is now reviewed and acceptable for wire. The next phase of insulators/grounding wires and primary high voltage wire is starting immediately, as the contract was signed 2 weeks ago. Upon conclusion, all Tamarindo Beach clients, and all Bramwell clients in phase 2, will have lot side electrical hook ups ready for their new beachfront or riverside home. 25 concrete poles were delivered to the Tamarindo site August 2 2012, as the final phase of lot side electrical service to the whole site starts. The approved construction permit is in order, and the crews are mobilizing to place the first 25 poles of this final phase. The existing, fully functioning 25 kilowatt service just inside the Tamarindo site remains in good order. These new poles (numbered 111 to 136) are to be placed along the 3 kilometers of coast line of the Tamarindo site, then connected to the exisiting service (poles numbered 1 to 110) when inspections are complete. At this time, it is fair to say that Tamarindo land owners can start planning house construction with the confidence that electricity will be at their lot side by the time a house is complete. For construction purposes, there is ample power in the shipping container at the gate for construction tools.

Other developers on the island have negotiated a connection on this private power system, in exchange for a fee. There are now 4 beach developments with lot side electricity covering about 3 miles of coast line. This new 4th beach development will have ample electricity for accelerated construction work in the coming months. We welcome any other island land owners to come forward and purchase electrical connection rights on our private power line. Once again, this excludes the development known as Isla Mariana and its related parties Kevin Fleming, Maria Rueda and Nicaragua Developments. On Friday May 25, 2012 the first residental service on the Tamarindo site was officially activated. DisNorte completed the connection of the final breaker at pole #1 and 111 poles further down the island access road, the lights went on at Tamarindo Beach.

One other residence owned by a partner in the private power project a mile north of Tamarindo, also received his residential electricity making his fridge start working and television come to life. This completes the power supply to 59 ocean lots on the island, and these individuals are clear to open their own electricity service and presumably start building quality beach homes.

The last few months have been consumed by installing the final fuses, inspecting the wiring of the 2 residences, installing meters and DisNorte energizing the lines completely. Connections on this power project are open for purchase from any island property owners with verifiable title documents. Thus, we are fully complete phase 1 and 2 electricity installation. We continue on with the final phase of the power project inside our private property. We believe that at this time, these two locations are the only functioning light bulbs for 5 miles minimum in all directions. As we once again see claims to the contrary in the case of the project called Isla Mariana, we must once again make the public aware: This private electricity project, and other tamarindo projects in process such as water drilling, more Leon police officers et al are not available to clients related to Kevin Fleming/Nicaragua Developments/Isla Mariana. The previously mentioned shipping container is now ready to be the launching point for construction at Tamarindo Beach & Ocean Estates. The unit is now painted inside and out, with basic plugs/lights in place. This first construction trailer will be the material storage site as Tamarindo Beach pushes on with more projects. Located inside the Tamarindo property line and at the final pole (#90) of the now complete electrical project, it provides a base at the front gate to manage the development of the whole project.

On March 12 2012, DisNorte energized the Tamarindo power project consisting of 90 concrete power poles over 5.8 kilometers of terrain to the sandy Pacific coast of Nicaragua, about 90 miles north of the Costa Rica border. The final inspections of the system were completed prior and all defeciencies rectified. An agreement between the 3 private investors and Disnorte, the Nicaraguan electricity monopoly, related to private ownership is concluded allowing the 3 private investors ample opportunity over several decades to recover their investment from other prospective island builders. Further, in consideration of encouraging more foreign direct investment in additional electrical upgrades on the island, no future connection permits will be issued by DisNorte on this private electrical line before the 3 foreign investors have recovered substantial portions of their investment in the hundreds of thousands. With this security, Tamarindo Beach and partners push forward with more infrastructure projects. As we continue to hear news releases and webinars to the contrary, it seems wise to relay that the project called Isla Mariana is specifically not included in this electrical project.

February 2012 saw the installation of 3 transformers on the new secondary poles in the mid island area: one 50 kva and two 37.5 kva transformers. The final line stringing was completed thereafter, and the privately owned project supplying 25,000 volts to the Tamarindo site and two partners ocean area lots is complete.

The remaining work is to employ DisNorte to make the final connection to the existing electrical grid and then test the system for the correct voltage. This power project remains the private property of the the 3 partners. We welcome the other developers on the island to purchase their respective access rights and share in the substantial expense to build this island electrical project. At Tamarindo Beach, we are proud to have persevered over the last 6 years to this point of actually completing this project over 5.8 kilometers of farm and cattle land to the terminate the high voltage electricty at the Pacific coast beachfront that is our property.

Several Days ago, the final material supplies left Managua destined for the mid island work site to complete the phase 1 power project supplying 25,000 volts and the phase 2 secondary project reducing the service to a useable 110 volts for household appliances. The termination of the service is inside the Tamarindo property gate and allows our project to finally have electricity to speed up the construction process. It also allows our 2 partners the same electricity to accelerate their construction plans, on the 58 ocean lots they are servicing. This electricity project has been funded by the 3 partners and as such we own the poles, lines and service. We are aware that others are suggesting that their island developments have access to this electricity. This is not so, till these developments reach an agreement with ourselves. Specifically, the Isla Mariana project has no access to electricity, what ever they may claim. We continue to work on many projects at Tamarindo Beach and good reports will be coming as we complete them. |
