The Leon City Police Force established the island area head quarters within the Tamarindo Beach & Ocean Estates development in August 2011. The armed, regular force police officers work in shifts, so that there is a police officer on duty at all times with full arrest and law enforcement capabilities. Based in the southern portion of the Tamarindo site, the officers represent a deterent to unsavory behavior, as the area develops with infrastructure and increasing construction materials & tools. Having the Leon Police Force agree to establish an office on the Tamarindo site is the result of 2-3 years of presentation work, with legal document support. At the conclusion of presentations and much review, the police management agree that the Tamarindo title is one of the most, if not the most, secure titles on the island. It is important pre planning to the Police to be satisfied that the land under their office is a strong title. As the island community group progresses, the police are planning to expand their patrols along the island partners lands to discourage tree poachers, hunters, turtle egg poachers and general theft. We are proud of this progress, as it provides a stable, lawful base from which to develop this valuable beach land in an orderly fashion. These pictures are the first day on the job in August 2011. |

Manuel Calderon, the Sandanista Mayor of Leon, took advantage of the opportunity of having two of the three foreign investors of the island development community group in Leon over the Christmas 2011 period, to tour the progress of the development area. Nicaraguan mayors are elected 2 years after each federal election, for a 5 year term. Mr. Calderon's term expires in 2012 and he will stand for re election at that time. Mr. Calderon supports foreign investment in his city and one can clearly see increased restaurants, bars, housing and jobs over the last 4 years. The meeting was focused on aquainting one another, and discussing strategy to move the development process faster, provide better roads, quicker housing starts, speedier construction permits and faster title issuing. The island development community's particular property in the mid island area, is 3 miles of prime beach front and will provide significant jobs and tax income for Leon city. This is clearly a win for all situation. Present are Mr. Calderon in brown slacks, Tamarindo Beach part owner in foreground, Prospero owner on left and several lawyers, translators and local land owners. Absent, but represented, is the 3rd foreign investor, Paradise Properties. To our knowledge, there are 11 development groups on the island now. We invite others to invest in our growing infrastructure package and join the community group. Assets include hi voltage electricity, a staffed Leon police force detachment at Tamarindo Beach, a water system in process, planning of road improvements and pre planning discussion on a community sewage system. |

Christmas 2011 saw the first shipping container delivered to the Tamarindo site. The pictured storage container is for construction materials and tools as we push forward to service the entire multi acre site. This container was placed near the guard rancho, at the end of the 5.8 kilometer, or 3.5 mile, run of 90 newly installed concrete power poles. Pole #1 of the new concrete poles begins at the Las Marimbas School, where we began building this new island access road on high ground in 2006/07. This new electricity line will be energized with 25,000 volts in 2012. This shipping container will be metered and electrified for use by our construction team. The three island development community members are committed to providing quality services and continue to work together smoothly. The electricity and water system are privately owned and installed at great expense by the three mid island developers. Any prospective users are free to contact us to discuss the fee to access these services. |

Phase 1 electrical service steadily moves to completion, expected in 2012. The secondary island concrete power poles, transformers, line hardware and over 14 kilometers of wire stringing are in process at this time, in late 2011. The 25,000 volt island service ends its' run at the mid island area. The last six months have seen extensive 3rd party inspection of the work completed prior to June 2011, with a significant defeciency list to be attended to. Having to remove and reset the concrete base of over 70 out of 90 new poles in total, was a significant task, at an increased cost of about 30% of the contract. However, this defeciency work is now complete, and the concrete poles are now secure and stable. The system is now ready to receive insulators and high voltage wire. The island development association continues to work smoothly together on this project, as it moves to completion. |

For the past year since June 2010, crews have been working on installing high voltage power lines covering 5.8 km of terrain to terminate at the mid island location, just outside the Tamarindo Beach project. The planning, engineering and permits have taken over four years to the beginning of construction in summer 2010. The final pole inspection by Union Fenosa prior to stringing the wire, is this month of June 2011. Thereafter, transformers and secondary lines are to be supplied and the service will be activated. The project includes 90 new concrete power poles erected along the public road, a sub station upgrade for the 25,000 volts, a specifically deseigned pole base for the sandy soil, and top quality insulators.
This is a private power line, not available to the public. Unless authorized by the three power line financiers that include Tamarindo/Suenos, Paradise Properties and Prospero Properties, whom are all developers on the island, nobody can attach to this electrical line. Several others were offered to participate in the construction at cost and thus be Owners, which was declined. In the case of other Ocean developments, we will need to re cover some of our expense, and we offer connections at a fee. However, we are happy to provide free service to our local farmer and community friends all along the 5.8 km line. Most of this area has never had reliable high voltage and we look forward to the area being more prosperous for many years beyond our development.
Tamarindo Beach will continue to push forward with the basic needs of development such as water upgrades, road work and expansion of this power system. |

Since late 2009, the federal government of Nicargua has been doing an outstanding job on the highway system in our area. 
Of the 4 routes to the Pacific Coast from the Pan American highway in the area of Leon. Two are paved to the standard shown, the third is past 50% complete and shown above. This road is to the port town "Puerto Sandino" at the south end of our island. |

Our crew has been carefully clearing the underbrush since December 2010. By July we are complete the first 30 acres and ready to fence the perimeter and the road.  |

Since June 2010, we have been steadily working on the Tamarindo Site.

Running electricity over 5.8km (3.4 miles) of farm land has been a joint effort with two other island developers. Despite much red tape, and constant delays, we are close to completing phase 1, which is the major run from the Pan American highway to the mid point of our Pacific Ocean beachfront island. |

An Oregon based surf tour company whom has been operating in Nicaragua for many years closed on the purchase of several island acres and the lodge building last month.

This operator runs daily surf tours on the waves off our beach presently from Puerto Sandino. The company will be changing operations to include the island lodge. This property is between Tamarindo Beach and Suenos Beach and easily accessed from either. The long beautful beach and excellent surf conditions continue to impress all that come and enjoy the beauty. |
