This image shows a recent bungalow design, that is now available on our website. It is 1350 sq ft, with a two bedroom suite. It comes with either a clay tile roof or thatch roof, with the thatch roof style featuring a vaulted ceiling and sugar cane between the ceiling timbers. Last week, this dolphin was injured in the fishing nets set in the area of Isla Real Las Penas. The locals and ourselves worked diligently to assist this dolphin to get back in the ocean water. The dolphin had a small injury on its side. The commercial fisherman from Puerto Sandino to the south of Tamarindo Beach and from Salinas Grandes to the north worked at night through to the early morning to help this dolphin. Having a dolphin playing in the ocean off the beach is a common site. As are turtles and multitudes of fish. Having a distressed dolphin is rare.
Additionally, the sea turtles are nesting on our island beach on a regular basis, but are particularly active right now. They generally arrive at 9:30pm and their favorite place on the island seems to be Tamarindo Beach. We intend to protect these animals interests in a procative manner. |

HSBC Plans New Cross-Border Mortgage Product for Early 2008
HSBC has announced plans to launch a cross-border mortgage product - a pre-approved loan with an LTV of up to 60%, which is currently only offered to HSBC Premier clients (who are required to keep at least $100,000 in deposits and investments with the bank.)
The new "much, more open," middle market mortgage will be offered in the same 35 countries that HSBC's Premier service operates, which includes the U.S., Mexico, Brazil, and the U.K.
The UK-based bank hopes to take advantage of a recent trend in people buying second and third homes abroad as investment properties or retirement destinations.
A bank spokesperson noted that " complying with all the regulations has been difficult," and that it was too early to provide specific details of how exactly the product would be formulated.

HSBC is a large international bank originating from Britain. Around April 2007, it performed a merger with the well run Nicaraguan bank "Banistmo". HSBC now has a retail prescence in Nicaragua and Panama.

The fishing at Tamarindo Beach is fantastic. The river and beach offer a wide variety of fish with an amazing quantity fostered by the mangroves lining the river.
A local sport fishing outfitter has done his research and is setting up sport fishing tours from his new lot purchase at Tamarindo Beach.

This new restaurant in Leon has certainly raised the dining experience to a new level in this colonial town.
Situated across the street from the newly renovated boutique Hotel La Perla, the Casa Golosa is run by a Parisian woman, whom is well versed in French cuisine. In a quaint renovated colonial home, diners sit around a small open air courtyard and dine on well prepared French prepared seafood from local waters.
The wine list is unexpectedly fine and the array of fine wall art is a most pleasant experience rivalling an excellent experience in America.
The Hotel La Perla across the street is a 16 room hotel that has been renovated for 9 months to raise it to its original splendor of earlier days.
Together, these establishments are raising the standards for tourists in this 400 year old colonial city. |

In July 2007, the highest level of the Nicaraguan government in relation to agrarian titles, issued notification authenticating the validity of the agrarian title under the land of Tamarindo Beach resort and other neighboring land holders. This department is known as the OTR.
This OTR letter is signed by the top official in this organization and can be verified by any Nicaraguan law firm. In the last 2 months, several large Nicaraguan law firms and the state government of Leon have been supplied the aforementioned OTR letter and they have confirmed its legitimacy and authenticity. The Nicaraguan law firms that have been primarily involved in this case, other large law firms and large insurance underwriters have been supplied the original version of this important document.
To our knowledge they have looked the Tamarindo agrarian title certification letter over closely. All entities that have reported back to Nica Projects have confirmed it is a legitimate document. Several other smaller Nicaraguan law firms have reviewed this document and agree the title is legitimate. The State Government has also reviewed this document and like-wise agrees.
Therefore the title under the Tamarindo Beach site is legitmate and is beyond any claim whatsoever. Any ownership claims on this 275 manzanas of land in the mid portion of Isla Real Las Penas must be based upon ownership of this agrarian deed. | |

The Alcaldia (Mayors Office) of Leon State released to the national Nicaraguan news service an announcement that the crushed rock road to Salinas Grandes will be paved with interlocking paving bricks from the asphalt Managua/Leon highway to the Pacific coast town of Salinas Grandes by the end of 2008. This distance is 11 kilometers (6.6 miles) and the state portion will cost $460,000. The federal government will pay the remaining amount. This is the first public announcement of this highway project and is a large step forward in the economic transformation of the area around Tamarindo Beach.
This new paved road will cover 7 kilometers of the approximately 12 kilometers to the front gate of Tamarindo Beach & Ocean Estates. This work is scheduled to begin November 2007. |

Bike racing has come to Nicaragua. Last week the streets of Leon were closed for an hour to accomodate the annual bike race. Hundreds of cyclist sped past the colonial buildings of Leon heading up to Chinandega. Here we see them riding past the Hotel la Perla formerly the Hotel Colonial. It was wonderful to see the community behind this exciting event! |

Last weekend, we had an excellent fish trip with Captain Joe and his crew. One of the best areas was four kilometers off shore directly in front of Tamarindo Beach. We also went out 24 km's off shore looking for Sailfish and Dorado (mahi mahi). The weather was perfect as usual and the fish were biting.
We experienced areas of "boiling" water around our boat and we filled the cooler. The catches of the day were Mackeral, Yellow Fin Tuna, and Snapper. We saw the sailfish but the big ones got away. In all, the trip was fantastic and alot of fun. Thanks again Captain Joe, we had a great time! |
