What are the set backs on the property? |

We have different lot sizes and the set backs are adjusted to accommodate all properties. The side setbacks are:
- Eight (8) feet from each side lot perimeter for 60' wide or greater lots
- Seven (7) feet from each side lot perimeter for 50' to 59' wide lots
- Five (5) feet from each side lot perimeter for 40' to 49' wide lots
- Four (4) feet from each side lot perimeter for 35' to 39' wide lots
- Three (3) feet from each side lot perimeter for 34' wide or less lots
The federal government prohibits constructing within One Hundred (100) feet from the high tide line of the ocean, which is 20 to 50 feet from the beach property line depending upon season. Covenants restrict building within ten (10) feet from the rear lot lines. For the river lots #63 to #95, the road setback is three (3) feet and the rear setback from Mangroves is as directed by MARENA, the Nicaraguan environmental agency.
